ELMHURST, IL, UNITED STATES, September 3, 2026 /EINPresswire.com/ — New construction continues to reshape Elmhurst, but behind many of those new homes is a growing challenge: finding somewhere to build them.

Vacant residential lots in many desirable areas of Elmhurst have become increasingly scarce. Buyers still want new homes and builders are looking for their next projects, but the search for land now often begins with an existing house rather than an empty lot.

Jack Pysz, REALTOR® and Managing Broker of RE/MAX Future in Elmhurst, has become increasingly involved in finding those opportunities.

“The demand for new construction in certain parts of Elmhurst is very high,” Pysz said. “The problem is there simply aren’t many vacant lots left. If someone wants to build in a specific neighborhood or on a particular street, we often have to find the opportunity rather than wait for it to come on the market.”

Pysz is not a home builder. He works with builders, developers and individual buyers on the real estate side, helping locate and secure houses and land with new construction or redevelopment potential. The builders he works with handle the actual construction.

So far in 2026, Jack Pysz has secured nine properties in Elmhurst for new construction projects.

When There Are No Vacant Lots, Find the Right House

The shortage of available land has changed how Pysz searches for properties. The search now includes older homes, oversized properties, potential lot splits and homes that are not for sale.

That has also led to more “make me move” offers.

“We’re seeing situations where a buyer knows exactly where they want to be, but nothing is available,” Pysz said. “We may identify properties that could work and approach the owners. They might not be planning to sell, but the right offer can change that.”

Comstock Avenue Shows How Opportunities Can Be Created

Two new construction projects on Comstock Avenue in Elmhurst demonstrate how the process can involve more than simply finding a vacant lot.

The Comstock opportunity required splitting existing land into separate buildable lots, creating sites for two new construction homes.

“Comstock is a great example because you couldn’t just search for two vacant lots and find them,” Pysz said. “We looked at the existing property differently and recognized the potential to split the land and create two new construction opportunities.”

Pysz worked on the real estate and property side, while the builders involved are responsible for constructing the homes.

“The builders I work with know how to build,” Pysz said. “My job is to help them find and secure the right real estate.”

More Elmhurst Properties in the Pipeline

Pysz is also preparing 1005 S. Mitchell Avenue as a coming-soon listing. The property adds to the activity in South Elmhurst, where new construction, renovated homes and redevelopment opportunities continue to attract buyers.

Also coming soon is 380 S. Fairview Avenue, another Elmhurst property in Pysz’s current pipeline.

“In Elmhurst, buyers can be very specific,” Pysz said. “Sometimes they give me the neighborhood, school area or even a few streets where they want to be. When the inventory isn’t there, my job is figuring out how to find an opportunity.”

At 607 S. Cedar Avenue, an existing home is undergoing a significant rehab rather than being replaced, showing another way older Elmhurst properties can be repositioned for today’s market.

“Sometimes the existing home is worth saving and improving,” Pysz said. “Other times, the land creates a different opportunity. My role is to help clients find and secure the right property.”

The Next Elmhurst Building Lot May Have a House on It

With nine Elmhurst properties secured by Jack Pysz for new construction in 2026, including the Comstock lot split, Pysz believes finding buildable property will increasingly require local knowledge and a proactive approach.

For homeowners, it also means their property may attract interest even without a for-sale sign.

“If you own a property in an area with strong new construction demand, there may be a buyer or builder interested even if you haven’t thought about selling,” Pysz said. “And if you’re looking for land in Elmhurst, don’t assume there are no opportunities just because you don’t see vacant lots for sale.”
